This College of Block Management Course (CBM) provides RMC and RTM directors with a deeper practical understanding of the key lease clauses and their implications arising during the life of a residential building, and the role directors play in overseeing and approving them. Directors are frequently required to deal with matters such as licences to alter, assignments, subletting, deeds of covenant, and compliance with lease covenants, often without any formal guidance. These situations can carry legal and financial risk if handled incorrectly, particularly where the lease imposes specific requirements or approvals. Legal advice can be costly and inefficient. This session explains the structure and purpose of the lease, focusing on how key provisions operate in practice. You will learn how covenants are enforced, when consent is required, and how to approach applications from leaseholders in a consistent and legally compliant manner. The course covers the most common lease events, including alterations, assignments, subletting, rent and service charge covenants, and the documentation that typically accompanies them. It also explains the role of solicitors, managing agents, and directors in the process, helping you understand where responsibility sits and what level of oversight is required. The course touches on varying leases. Participants will also gain an understanding of common conveyancing issues and the Leasehold Property Enquires 1 and 2 forms (LPE1 and LPE2); the importance of maintaining proper records, and how to ensure that approvals and conditions are correctly documented and enforceable.
